What coil cleaning actually fixes

A fouled evaporator coil fails quietly. Airflow drops, the coil runs colder, and moisture freezes on the fins instead of draining. Then it melts all at once. In attic air handlers that water finds the ceiling drywall below. On the outdoor side, a blanketed condenser raises head pressure and the compressor cooks itself. Waiting turns a cleaning into a compressor.

Most of the dirt never passed through a filter. In 1950s–70s slab homes the filter slot at the return is often unsealed sheet metal. Ag soil dust and pollen get pulled in around the frame. It mats on the upstream face of the coil, where you cannot see it from the filter door. The access panel has to come off to judge anything.

Chemistry matters. Microchannel condenser coils are aluminum throughout and do not tolerate acid cleaners or high-pressure rinsing. Salt air near the coast already pits those fins. Condensers get rinsed from the inside out, or the debris packs deeper.

Drain pan, trap and float switch get checked with the coil. Biofilm in the trap causes the same ceiling stain a frozen coil does.
